1. What is Schedule E?
Schedule E is a tax form from the IRS used for reporting rental income and expenses. It is a supplement to the Individual Income Tax Return (Form 1040). If you own rental property in the US, you need to fill out this form annually to report rental income and associated expenses.
RentPackage offers Schedule E report capabilities to automatically summarize your rental income and expenses, making tax preparation simpler and more efficient.
2. How to Use
- Open report: Click 'Reports' in the left menu → Select 'Schedule E' from the report type dropdown.
- Select tax year: Choose from the past ten years.
- Select properties (up to 3): Per IRS rules, each report can include up to 3 properties.
- Click 'Next: Calculate Depreciation': The system will display the depreciation settings page.
The system will display depreciation info for the selected properties:
Scenario A: Depreciation Recorded in Entry
If the depreciation for this property is recorded under 'Manual Entry', the system will display the amount with a 🔒 lock icon. This field is read-only and cannot be modified. To change, edit the original entry in 'Accounting → Manual Entry'.
Scenario B: No Depreciation Record
If there is no depreciation record for this property, the system will show an editable input field. You can directly enter the depreciation amount provided by your accountant.
- After confirming all information is correct, click 'Generate Schedule E'.
- The system will generate a Schedule E report, showing rental income (Line 3), itemized expenses (Lines 5-19), depreciation (Line 18), and net income or loss (Line 21) for each property.
- You can print the report or export it as a PDF for tax preparation reference.
3. How to Record Depreciation Permanently?
If you wish to permanently record the depreciation amount in the accounting, follow these steps:
- Go to 'Reports → Manual Entry'
- Click '+ Add Manual Entry'
- Select the corresponding property
- Enter the following entries:

Click 'Submit' to save the entry. Upon completion, the system will auto-populate this depreciation amount and display a 🔒 lock icon when generating the Schedule E report next time.
4. How to Calculate Depreciation?
U.S. residential rental properties use the straight-line method over 27.5 years for depreciation.
Formula:
Example:
- Purchase Price: $300,000
- Land Value: $50,000 (Land is not depreciable)
- Depreciable Amount: $300,000 - $50,000 = $250,000
- Annual Depreciation: $250,000 ÷ 27.5 = $9,091
Land value is usually found in property tax bills or appraisal reports. Consult your accountant if in doubt.
5. Modify Filters
If you need to change the property or tax year after generating a report, click the 'Edit Filters' button at the top of the report to return to the settings page.

Why can only 3 properties be selected?
This is an IRS Schedule E form limitation. Each form has sections A, B, C, accommodating up to 3 properties. If you have more, generate multiple reports.
What to do if the depreciation field shows a lock icon and cannot be edited?
The lock icon indicates the amount is from a journal entry. To edit, go to 'Accounting → Manual Entries' and modify the original depreciation entry.
Is the depreciation entered on the report page recorded in the accounting?
No. The depreciation amount entered on the report page is only used to generate the report. For permanent records, use the manual entry feature.
How are expenses categorized in the report?
The system automatically classifies expenses based on your Schedule E setup in the chart of accounts. Ensure your accounts are correctly aligned with the relevant Schedule E categories.
Can this report be used directly for tax filing?
This report is for reference, compiling income and expenses recorded in RentPackage. For tax filing, transfer the information to official IRS forms or provide it to your accountant. Consult a tax professional before submission.
