2. Real Estate Agencies

Going directly to a real estate agent is the most convenient and effortless choice. Agents understand local rental markets and can find suitable properties based on your needs and even negotiate prices sometimes. Note that in Colombia, agency fees are usually paid by landlords, not tenants, so confirm before signing.

Here are some well-known real estate companies in Colombia for 2026:

a. OIKOS Inmobiliaria — An established Colombian real estate agency founded in 1979, specializing in residential sales and rentals, property management, and commercial real estate services. With extensive listings in Bogotá and deep local market experience, it is renowned for reliability, ideal for first-time renters in Colombia.

b. CENTURY 21 Colombia — The Colombian branch of the globally known CENTURY 21 real estate chain, with offices in Bogotá and major cities, offers residential sales and rentals, and property management services, known for standardized processes and bilingual services, suitable for foreign renters and cross-city buyers.

MercadoLibre Colombia's largest classified ad platform, featuring not only general auction items but also real estate sales, cars, job opportunities, moving, and repair services, with a higher rate of direct landlord listings.

4. Facebook Rental Groups

Facebook is a significant rental supplement in Colombia, especially in Bogotá and Medellín, with many active groups where foreign tenants and local landlords converge. Listings update quickly, sometimes offering properties not yet advertised on platforms. Here are some recommended Colombian rental groups:

  • 🏠 Arriendos de todo en Bogotá — Bogotá General Rental Group, covering all districts with apartments, rooms, standalone and commercial properties, mainly in Spanish, with both direct landlord posts and agents. The most diverse property types, suitable for tenants with different budgets and locations.
  • 🏠 Arriendos en el Norte de Bogotá — Bogotá North Rental Group, mainly covering upscale northern communities like Usaquén, Suba, and Chapinero Alto, focusing on full apartment rentals with relatively high rents, suitable for tenants working in northern business areas or preferring a high-quality living environment.
  • 🏠 Arriendos en el Sur de Bogotá — Bogotá South Rental Group, covering southern communities like Kennedy, Bosa, and Ciudad Bolívar, featuring affordable listings with rents more budget-friendly than city center options, suitable for tenants with limited budgets or working in the south.
  • 🏠 Arriendos en el Centro de Bogotá — Bogotá Central Rental Group, covering the historical central districts of La Candelaria, Santa Fe, and Los Mártires, primarily offering shared rooms, suites, and small apartments, with convenient locations, suitable for students and office workers.

5. Key points on Colombian rental law

📋 Important Colombian rental regulations for 2026 (primarily based on Urban Housing Lease Law No. 820, promulgated in 2003). Please be aware before renting:

📄 Written or verbal leases are valid:Under Colombian law, leases can be verbal or written. However, it's strongly recommended to sign a written lease (Contrato de Arrendamiento) specifying rent (canon), term, maintenance responsibilities, and termination conditions. The landlord must provide the tenant with a copy of the signed lease within 10 days. If no term is agreed upon, the default term is 1 year. Upon expiration, if obligations are met by both parties, the lease is automatically renewed under the same conditions and term.

🚫 Cash deposits are legally prohibited (important):According to Article 16 of Law No. 820, landlords cannot require cash or other tangible deposits in urban residential lease agreements. This prohibition also applies to guarantees requested under different names or indirectly. The only exception is utility deposits, which must be paid directly to utility companies, not the landlord. If asked for a cash deposit, tenants have the right to refuse.

📈 Rent Increase Limit:Residential rent cannot increase by more than the previous year's Consumer Price Index (CPI). The maximum increase for 2025 is 5.2% (2024 CPI). Increases must be notified in writing before taking effect and can only occur once every 12 months. Additionally, the monthly rent cap cannot exceed 1% of the property's valuation.

🚪 Termination Notice Period:Indefinite or month-to-month contracts: If landlords do not wish to renew, they must notify tenants in writing 3 months in advance, or the contract automatically renews. If landlords fail to notify, tenants have the legal right to stay until the next contract term. Tenant early termination is typically a breach of contract and requires compensation as stipulated.

🌍 Expat Guarantor Requirement:Some landlords in Colombia require foreign tenants to provide a local guarantor (codeudor), a Colombian with a local bank account who co-signs the contract and assumes joint liability. If a guarantor cannot be provided, consider using specialized expatriate agencies like Mubrick or arrange for higher prepaid rent.

⚖️ Dispute Resolution:Lease disputes can be reported to the city's administrative authorities (Alcaldía) or pursued through property restitution lawsuits under the General Procedure Code (Law 1564, Article 384). It's advisable to keep all rent payment receipts and communication records for reference.
