1. Common House Types
There are different house types to choice in Korea depend on your budget or requirement, we will introduce them one by one in below:
a. Goshiwon 고시원
Goshiwon is the housing originally prepared for students who coming to Seoul to attend the exam.
Its room space is small but simple meals and all fees like water, elecctricity or network are included. With no worries of other fees and cheap rental, make it become a good choice for the people who doesn't have much budget on renting.
b. Hasukjib 학숙
Hasukjib is korean term of boarding house. Chossing Hasukjib, it has larger room space than Goshiwon and landlord will also provide food twice a day( breakfast, dinner), sometimes also include lunch to attract tenants. Similar to Goshiwon, all fees also included in rental but the disadvantage of Hasukjibk is you need to share bathroom with others since it doesn't come with private bathroom.
c. One room 원룸
One room is equal to suite room, an independent room comes with all necessary equipments like kitchen, bathroom, bed and more. All your daily life action can be completed in a room and very suitable for people who enjoy the private space.
d. Officetel 오피스텔
Officetel is the combination of the terms Office and Hotel. It has larger space and more equipments that one room and usually located in modern high-rise building. But it comes with higher rental and also need to pay for apartment management fee, so it is suitable for people who enjoy the better living enviroment.
e. Apartment 아파트
Like other countries, apartment is always the first choice of korean family as housing. But foreigners rarely choose apartment as housing unless having family or share rent with others.
2. Methods of renting
Method of renting in Korea can be mainly divided into these following types:
a. Jeonse
A large sum of money (about the amount of property's value) is given by tenants to landlord when the lease is signed. The tenenats are allowed to stay in property for free until the end of lease and only need to pay for the utilities. Landlord uses the money to invest in this period and keeps the interests earned on it. Once the lease end, the entire money willl return to tenants.
b. Monthly rent
Like the way of renting that we familiar, pay the rental monthly to landlord.
c. half-jeonse
If cannot afford for the large sum of money in Jeonse, it still can rent the house with half-jeonse way. Paying a relatively big sum of money as deposit and also cheaper rental to landlord.
d. Rent without deposit
This way of renting is to pay off the rental for a period (ex. A year) in advance and thus saving the expense of deposit.
