1. House types in India
After decided the neighbourhood that you want to live in, it is also necessary to pick the house type for your renting place:
- Flat/ Apartment
Unlike the multi-floor apartments that we knew, apartments with fewer floors (2,3 floors) are common in the streets of India. This kind of apartments are easy to find and make them become the first choice for most people when renting.
- House/ Villa
Rental of House or villa is always higher that apartments and hard to find due to limited sources but they will become your good choice if you want to have larger living space.
- Paying Guest house
Having a short form as PG, it is similar to the concept of homestay. Landlords will rent out their empty rooms to tenants and their rentals are always lower and more flexible so they currently become one of the good choice for tenants.
We can always notice 'BHK' and 'RK' this two keywords when try to find renting house in India.
Let's talk about BHK first, it is the short form of Bedroom + Hall + Kitchen. For 1BHK, it means 1 Bedroom, 1 Hall and 1 Kitchen and while 2BHK means 2 Bedrooms, 1 Hall and 1 Kitchen.
And as for RK, it only contains Room and Kitchen. Without hall (living room), rental of RK is always lower than BHK so it become a choice for a lot of single person.
Besides the area units that we know (square meter or square inch), India still exists a lot of tradisional area units and even same unit (ex. Kanal) can be differ for different area.
The most common tranditional units include Marla, Kanal, Biswa, Aankadam and etc. If you contact this kind of units while finding the place to rent, remember to as k for correct convert formula from landlord in order to know true area of place.
2. Common expensese for renting
We need to make sure that every expenses are disscussed and agreed with parties before signing the contract, this can avoid the dispute happen in future.
Let's introducing the special unit in Indian numbering first, Lakh is common to use as 100000(one hundred thousand) and Crore is used as 10000000(ten millions).
Normally all the price of housing will be showing by using thouse units, so it is necessary to remember the meaning of all these units.
a. Rental
The rental is vary according to the house type or the area you choose to live, you may find the right house based on your need.
b. Deposit
Deposit in India is vary according to different states and some states even need to pay for 10 months rental as deposit. Although central government set a standard for three months as maximum deposit limit in 2015, but the local government in states didn't follow up and implement the policy promptly so there are still various standards of deposits across India.
3. Rental Contract
a. Rent Agreement
Rent Agreement is a house lease that we generally familiar with, but this type of lease is protected by the housing law in India and make it doesn't have lease term. This make it tends to protect tenants, which is more disadvantageous to landlord.
b. Leave and License Agreement
This kind of lease can be treated as a temporary authourized of using a house. After applying this agreement to government, landlord need to leave the house within the period of agreement and authourized the tenants to live in the house. Since this kind of contract can set the lease term, many landlords prefer to use this kind of agreement to sign the lease.
No matter any kind of contract, it is necessary to have at least one witness for both parties when signing the contract and the signed contract need to be notarized in local government office.
